New properties take advantage of a strong month to sell Hong Kong

Abstract: Sales of new properties are turning up.

Chinachem and MTR's The Opposite House Phase 1B at Ho Man Tin Station and Cheung Kong and SHKP's Tuen Mun Feiyang Phase 2 are accelerating the pace of sales, with sales brochures to be uploaded this week and prices to be offered next week, with a chance to launch sales within the month.

 

Chinachem Group's Sales Director Helen Fung said that Phases 1A, 1B and 1C of The Opposite House had all received pre-sale consent, offering a total of 844 units, and that Phase 1B, with 183 units, would be launched first, with sales brochures to be uploaded this week at the earliest and the first price list to be announced next week, with a view to launching sales within this month.

 

Originally, it was planned to launch the sale of Phase 1A in August last year after the pre-sale consent was granted, but it was later halted when Hong Kong entered into an interest rate hike cycle, the property market took a sharp turn for the worse and property prices continued to fall.

 

The sale of Phase 1B was halted when the interest rate hike cycle began. Helen Fung pointed out that it was mainly due to the market situation, the orientation of the project and the diversity of flat types.

 

Phase 1B of The Opposite House is located in Block 3 (Phases 3A and 3B) and offers 183 units ranging from one to four bedrooms, with sizes ranging from 336 to 1,234 square feet, for a period of about one and a half years.

 

The main two-bedroom units account for nearly 70% or 123 units, ranging from 422 to 576 sq ft, while the three-bedroom units account for 25% or 46 units, ranging from 897 to 941 sq ft.

 

Also included are 16 units of limited features, namely 7 units of penthouse features (336 to 1,234 sq ft), 2 units of sky features (1,234 sq ft) and 7 units of podium features (422 to 898 sq ft).

 

On the other hand, Cheung Kong's Assistant Principal Sales Manager, Ms Yeung Kwai Ling, said that the sales brochure for Phase 2 of Feiyang at the Tai Lam section of Castle Peak Road in Tuen Mun will be uploaded within this week and prices are scheduled to start next week.

 

The project will be priced with reference to Phase 1 of the same series, when 62% of the units on the price list were priced below $6 million and some were priced below $4 million, and also with reference to recent hot-selling first-hand properties.

 

As the property is targeted at first-time buyers, a dedicated team of specialists has been set up to assist buyers to enter the market.

 

According to Roy Cheung, Director of Mortgage Referral Operations, a dedicated first-time buyer hotline will be set up to help follow up on the application process and provide a detailed analysis and assessment of the buyer's financial situation, so that buyers can quickly select the most suitable mortgage plan.

 

The end-of-sale properties are also being cleared at a faster pace. 10 units, including open-plan and one-bedroom units, with sizes ranging from 209 to 288 square feet, will be offered for sale this Friday at a discounted price of $4,776,000 to $6,668,000, starting at $21,169 per square foot.

 

On the same day, THE HOLBORN in Quarry Bay offered 6 units, including open-plan to 2-bedroom units, ranging from 221 to 452 sq ft, at a discounted price of $6,322,000 to $12,929,000, or from $24,991 per square foot.

 

CAINE HILL in Mid-Levels West will also go on sale this Saturday with 6 units ranging from 190 to 277 sq ft at a discounted price of $6,003,000 to $8,440,000.

 

Tickets for the second round of 171 units in Phase 2B of SHKP's NOVO LAND in Tuen Mun close tonight and SHKP's Acting General Manager, Mr H L Chan, said over 8,000 votes had been received by 3pm yesterday, more than 45 times over-registered.

 

The units will go on sale tomorrow night, he said, adding that the third round of sales will begin on Sunday at the earliest.

 

The property, in partnership with Ricacorp, is offering a special home ownership offer, with the first 10 buyers who purchase a unit through the bank from March 8 to 31 receiving a free "Wing Tung Cross-border Direct Bus Ticket", worth $36,000.

 

In terms of new property transactions, ST. GEORGE'S MANSIONS, a super luxury property in Kadoorie Hill by Sino Land in partnership with CLP, sold a flat on the 7th floor of Tower 2 at $82 million for 1,868 sq ft at $43,897 per square foot.

 

In addition, Emperor International's Mid-Levels 8 in Central sold a 3D terrace unit of 181 sq ft with a 118 sq ft terrace for $5.81 million yesterday at a discounted price of $32,099 per sq ft.
