Abstract: The high stock of new developments has seen developers reduce prices to promote them, but purchasing power is depleting. The Castle Peak Road project in Tuen Mun is offering 108 units at a reduced price. According to market sources, about 60% of the units available for sale were sold on the same day.

Cheung Kong Holdings (01113) and Sun Hung Kai Properties (00016) have jointly developed the Tai Lam section of Castle Peak Road, Tuen Mun, Phase 1, and last week revised a number of price lists in one go, splitting the price by up to 17% and offering 108 units at a reduced price on Tuesday (18). According to market sources, about 64 units were sold on the same day.

 

The units put up for sale on that day included 81 one-bedroom units, 23 two-bedroom units and 4 three-bedroom units, some of which are rooftop units. The discounted prices ranged from $3,568,000 to $10,613,000 for the entire batch, with a discounted price per square foot of $12,226 to $16,643.

 

Sun Hung Kai Properties' University Hill at Pak Shek Kok, Tai Po, is expected to announce its first price list on Wednesday (19) at the earliest. The information shows that the phase offers 607 units and the estimated key date of the project is June 15, 2024.

 

The first batch of units at Kai Tak, a joint development by six major developers including Henderson Land (00012), will be put up for tender next week at the earliest, the company announced on Tuesday (18). Henderson Property Agency Director and General Manager of Sales (II) Department Han Jiahui said that the pricing of the project would take into account the recent transaction prices of new properties nearby. VIPs from various developers will be invited to visit the showroom and show flats on Friday, and about 800 to 1,000 registrations have already been received. The project is expected to open its show flats to the public at 11.30am on Saturday.

 

63 POKFULAM in Sai Ying Pun, a subsidiary of Kowloon Development (00034), has recently sold Unit B on 31/F, Block 2, with a saleable area of 1,153 sq ft and 3 bedrooms with storage space for $46.5 million through tender at a price of about $40,330 per square foot.

Henderson Land's Hung Hom Baker Place. The pace of trading in Welcome Gateway has picked up significantly, with three more units sold on Tuesday (18), making a provisional sale of about 39 units so far this month, with a cash out of over $229 million. The latest transactions include a 270-square-foot, one-bedroom apartment E on the 12th floor, which was sold for $5,249,700, or about $19,443 per square foot.

 

As for Room G on 6/F and Room G on 7/F, both one-bedroom units with a usable area of 270 sq ft, were sold for $5,199,300 and $5,215,500 respectively at a price of about $19,257 and $19,315 per square foot.

 

Henderson Land Development's THE HOLBORN in Quarry Bay has uploaded its latest sales arrangement, arranging for 8 one-bedroom units to be offered for sale on Saturday (22nd) on a price list basis. The above-mentioned units include Room A10 in Block A of 4 units and Room B1 in Block B of 4 units, with saleable area of 277 and 268 square feet respectively, at discounted prices ranging from $6,632,900 to $7,751,000, net of 5% discount, at a discounted price of approximately $24,750 to $27,982 per square foot.

 

LARCHWOOD Mongkok, a subsidiary of Hong On Land (01243), uploaded its sales arrangement on Tuesday (18) and will put up six open-plan units for sale on Saturday (22) on a price list basis. The units are priced from $5,676,000 to $5,835,000 and the price per square foot ranges from $27,824 to $28,603, with a cash furniture allowance of $28,000 or furniture vouchers. At the same time, the project has also put up 3 additional units with a podium for sale by tender from 22 April to 30 June.

 

The latest sales arrangement for Longbeach at Jardine's Bazaar Road, Ma Tau Kok, which is being developed by Baker Tilly (02007), was uploaded on Tuesday (18), with 40 units to be put up for sale on Saturday (22). Nine of the units will be sold on a first-come-first-served basis and on price lists, while the remaining 31 units will be sold by tender.

 

The developer said that the 40 units will be sold on a first-come-first-served basis, and the remaining 31 units will be sold by tender. To date, 51 units have been sold, generating a total of nearly $420 million. The tender period will run from April 22 to August 31, with tenders invited at 1pm and closed at 5pm daily.
