Abstract: Three projects in Kowloon have opened new show flats, while some luxury projects on Hong Kong Island are planning to upload their books shortly.

After the second round of sale yesterday, Sun Hung Kai Properties (00016)'s PARK YOHO Bologna in Kam Tin North, Yuen Long, immediately put up for sale today (2nd), uploading price list No. 4, offering 20 units.

 

The deputy managing director of Sun Hung Kai Properties, Mr. Lui Ting, said that the project's second round of sales yesterday, 42 units in the form of price list and 98% of the units sold. Due to the large number of customers from the corner, price list No. 4 was added and the average price per square foot was about $13,910, with a slight price increase of about 1%.

 

Mr. Chen Hanlin, General Manager of SHKP, said that the newly launched units range from 279 to 674 square feet in saleable area, including 9 units of open-plan units and 11 units of three-bedroom units, with discounted price from $3,998,500 to $9,345,700 after the maximum 15.5% discount, at a discounted price of about $13,227 to $15,152 per square foot.

 

This time, the entry is Room D, 2/F, Block 8B, with a saleable area of 279 square feet and open partitions, at a discounted price of about $14,332 per square foot.

 

Information shows that the project offers 164 units, after two rounds of sales since the end of last month, the cumulative sale of 102 units, cashing in more than $639 million. The developer also uploaded the latest sales arrangement today, and will sell 12 units on Sunday (6).

 

New developments in the city are being actively deployed, with the launch of Pano Harbourour, a joint venture between China Resources Land (Overseas) and Poly Real Estate Group (00119) to develop the Kai Tak runway area, in which the three-bedroom modified and handover standard show flats were revealed on Wednesday (2) and scheduled for public viewing on Friday (4).

 

The show flat is built with reference to Room A on the 28th floor of Block 5 of the project, with a saleable area of 903 square feet. The three-bedroom flat is designed with a suite and a storage room.

 

One of the bedrooms is converted into a study and the children's bedroom is designed as a "tree house" with a miniature rock climbing wall.

 

The project offers 174 three-bedroom units in Blocks 5, 6 and 8, with saleable areas ranging from 781 to 1,525 square feet, all facing the Victoria Hall.

 

Mr. Wei Shaofan, Deputy Managing Director of CR Land (Overseas), said the developer has been meticulous in the design of the project and is committed to creating high-quality living spaces for residents to enjoy from the perspective of the users.

 

The Corniche, a residential project by Hapag-Lloyd Group (01813) and Long Kwong Group (03380) at 66 Lee Nam Road, Ap Lei Chau, was officially named The Corniche Kai Yue on Wednesday (2).


The project comprises six residential towers offering 295 residential units with standard split-level units ranging from approximately 1,393 to 3,635 square feet in saleable area, and from three-bedroom with two suites to four-bedroom with four suites.


The project is a rare large-scale luxury residential project in the market with each unit over 1,000 square feet, which is a rare supply in the past 10 years in the same area.

 

The project has already obtained a certificate of satisfaction and is expected to be put on the market shortly.

 

The new construction in Kowloon has set off a war mantle, and Henderson Land (00012)'s Hung Hom Baker Place‧Ying Hui opened a new two-bedroom show flat with decoration on Wednesday (2nd), and the project will announce its first price list on Thursday (3rd).

 

Mr. Lam Tat Man, General Manager of Henderson Property Agency Sales (I) Department, said that the show flat is based on Room B on the 8th floor, with a saleable area of 378 square feet, two rooms, a rectangular living room with an open kitchen, a terrace and a working platform with an area of about 38 square feet, two bedrooms with eye glasses, one of which is converted into a study.

 

Baker Place will provide approximately 2,800 units, with 280 units in the second phase of Baker Circle One, the first phase of the development.

 

Vanke Hong Kong's Cheung Sha Wan Link Fong I announced on Wednesday (2) the project's sales gallery and two open-plan show flats, as well as one-bedroom and two-bedroom unit models.

 

One of the show flats is referenced to Room A on 18th floor, with a saleable area of 232 square feet, a rectangular living room of approximately 4.7 meters in length, a 38 square feet terrace and a working platform. The other is modeled after Room E on the 18th floor, with a usable area of 266 square feet and a floor height of 3.5 meters.

 

Vanke Hong Kong's Executive Director and Deputy General Manager, Mr. Chow Ming Hei, said that the show flat with Square I will be opened to estate agents and Vanke Club members on Thursday (3) for priority viewing.
