"Leo Court. First Corner" First Batch of Housing Prices Announced: Market Focuses on Housing Price Trends

Abstract: In accordance with the latest policy adjustments, Henderson Land has urgently announced the prices of the first batch of 60 housing units in the latest residential project "Leo Court. First Corner" in Tai Kok Tsui. This marks dynamic changes in the real estate market in the area and has also aroused people's attention to housing price trends.

The first batch of 60 housing units in "Leo Court. First Corner" includes 42 one-bedroom and 18 two-bedroom units ranging from 252 to 353 square feet. The selling prices range from HK$4.754 million to HK$7.971 million, with discounted prices per square foot ranging from HK$18,510 to HK$23,463. It is worth mentioning that the developer offers discounts of up to 8%, bringing the actual selling prices down to between HK$4.3736 million and HK$7.3333 million, with discounted prices per square foot ranging from HK$17,029 to HK$21,586, and an average price per square foot of HK$18,888.


Among them, the most attractive entry unit is Unit E on the 6th floor, with an area of 252 square feet and one bedroom design, with an actual discounted selling price of HK$4.3736 million and a discounted price per square foot of HK$17,356.

Compared to the previously launched "Leo Court. One Corner" project, the prices of "Leo Court. First Corner" have decreased by 21.1%. Previously, Henderson Land launched 123 housing units in the same area under the "Leo Court. One Corner" project in April 2022, with a discounted average price per square foot of HK$23,928 at the time. The prices of "Leo Court. First Corner" have decreased by 21.1% compared to that. Since October 2015, Henderson Land has successively launched five phases of the Leo Court series residential projects, with the discounted average price of "Leo Court. First Corner" ranking second lowest among all phases, only higher than the "Leo Court. Morning Bank" project launched eight and a half years ago. Recently, the average price per square foot for second-hand transactions in "Leo Court. Morning Bank" is about HK$16,000.


Stanley Kan, Managing Director and General Manager of Sales (II) of Henderson Property Agency, pointed out that the pricing of "Leo Court. First Corner" considers the prices of surrounding Leo Court series Phase 2 to 4 properties and the market conditions of other newly completed properties in the area. At the same time, they fully consider factors such as the launch period and geographical location.


The sales gallery was opened to the public for viewing on Friday, and the registration for intentions will start on Sunday. Sales details are expected to be announced within a week, with the first round of sales to be conducted before the Easter holiday. This move will provide more choices for buyers and further promote the development of the local real estate market.
