Abstract: The new development in the Kai Tak runway area, SkyLand, a collaboration between six developers, namely, Henderson Land, China Overseas, Chinachem Group, Empire Group, New World and Wheelock, opened its show flats to the media for the first time today.

Mr. Alan Hon, Director and General Manager, Sales (2) of Hang Yip Property Agency, said that Skyrocket has received about 200 enquiries through its agents, with half of them from the Mainland. The price of the property will be set with reference to the Group's Kai Tak transaction and other sea view projects in the same area, emphasising that it will be offered at market price.

One of the show flats opened today is a 4-bedroom, 2-partition flat with a decorated area of 1,428 square feet, with a floor-to-ceiling height of approximately 3.3 metres. Designed by renowned interior design firm PTang Studio Limited, the flat is inspired by a designer sports car. The living room is decorated in an elegant khaki colour scheme with three feature walls inspired by the metal mechanics of sports cars.

A private lift lobby is available for residents to access the building via Octopus or a mobile app for privacy. The private lift lobby is also equipped with a Samsung The Frame 32" custom framed TV to create a private art gallery. The SunClean UV sterilised ceiling light provides an extra layer of health protection before entering the home.

The dining room is nearly 7 metres long and over 4 metres wide, with a practical layout and a round table for 8 people to entertain friends and family. The full floor-to-ceiling glass doors connect to the 3m wide matte gold streamlined terrace, bringing natural light into the room. An LG styler is located in the entrance hall.

The master bedroom is a continuation of the dining room, with a spacious feature wall in leather and a double bed that can still be used on three sides, and a special Italian Poliform Display Closet. The master bathroom features a grey-blue marble wall with a sapphire blue translucent freestanding bath.

The kitchen is well-equipped with a workroom and washroom. All kitchen appliances are from German brand Miele, including built-in gas cookers, ovens, refrigerators, wine coolers and coffee makers, etc. The kitchen cabinets are from German brand LEICHT and come in three stylish colours.

In addition, a full range of smart home features are introduced to control the lighting system, electric curtains and air-conditioners for the whole family.

Another unmodified show flat is Unit B on 28/F, Block 7, with a saleable area of 1,173 sq ft. It is a 4-bedroom, 1-person flat with a private lift lobby. The living room is over 6 metres long and 3 metres wide, with a practical and square layout.

Skytree offers 566 units ranging from 351 to 1,942 sq ft, with over 70% of the units being 3 bedrooms or above. The project has 409 car parking spaces and is expected to be completed by 30 September 2024.

According to the information, the site in Kai Tak Runway Area 4C, Site 2, was awarded by six major developers in May 2019 for $12.59 billion at a record high residential land price of $19,636 per square foot.
