Abstract: West Kowloon has many options for lifestyle amenities, and there are many high quality homes here. There are large and small stores and malls near the property, and it is located on a major transportation route, attracting young people to get on board and the middle class to change their homes. There are prices and markets for both investment and rentals.

In recent years, Cheung Sha Wan has successfully turned around the image of the old neighborhood. More and more new buildings, both residential and commercial, have been completed, which makes the community more vibrant and greatly increases its investment value. With excellent transportation and mature shopping facilities, everything is convenient. And the business district is getting more and more mature.

With the gradual extension of the West Kowloon business district from Tsim Sha Tsui and Kowloon Station to Cheung Sha Wan, Cheung Sha Wan is rapidly becoming another commercial core of West Kowloon, which drives up the demand for housing in the area.

One of the new developments to be launched in the fourth quarter of 2022 is being developed by Chinese-owned Interior House. The entire new development series is divided into two phases and is located at 233 Livable Street, Cheung Sha Wan. It consists of two buildings providing a total of about 550 units.

The first phase of the project offers 158 units, mainly for small units of one bedroom and below, which accounts for about 85% of the project. The first round of sales will take place as early as November. The key date is June 30, 2024.

Sizes range from 232 to 547 square feet and are open to 2 rooms. The standard floors have 8 groups per floor and are connected by two elevators. The project is reported to have two model units, both of which are open space.

This new project is dominated by open and one-bedroom units, which account for approximately 85% of the project's total, with open units accounting for nearly 50% of the units and two types of floor plans. The sale of open-plan units is also worthy of market attention.

The building brochure says that half of the eight groups on each standard floor are open-plan tenants located in four rooms, A, D, E and H. Rooms A and H have a usable area of 232 square feet and are the smallest units. Both are southwest facing and have a busy view mainly overlooking the city around Tongzhou Street.

The living room of both rooms is about 4.725 meters long and 2.3 meters wide, with a rectangular design. The open kitchen is close to the window, which is well ventilated and convenient for exhausting grease and smoke. The front door of the unit, the door of the bathroom, and the glass door connecting the terrace just enclose the whole living room. In addition, to save space, the washing machines of both units are located next to the open kitchen and the "triple terrace" of the living room.

As for the size of the 1-bedroom units, they range from 290 to 293 square feet. There are 57 apartments, all of which are designed as suites. They are located in rooms C, F and G, with usable areas ranging from 290 to 293 square meters.

In addition, the ace selling point of the units is the floor height of 3.5 meters, which allows buyers to create a comfortable living space.

The vertical space allows residents to play freely, making it a loft that can become a "sleeping area in the sky" or a "studio in the sky".

Rooms B to E on the 27th to 28th floors are covered penthouses with a roof, and are separated by one room (even a suite) or two rooms. The lower floor (27th floor) is where the living room and open kitchen are located, connected to the terrace; the upper floors (28th floor) are all rooms and bathrooms, and the units are connected to the roof via a built-in staircase.

The project's base contains stores, providing a total of more than 37,000 square feet, which will be built as a shopping street. In addition, the guest club covers approximately 3,000 square feet.

Highlights include an outdoor yoga area, a coffee-themed multi-purpose space, and an outdoor bar. In the future, residents will also have access to the clubhouse facilities of the Aptar residential development adjacent to Hightan Street, which occupies approximately 6,000 square feet.

Both the exterior of the property and the design of the guest club are youthful in theme, especially the clubhouse, which has a "chill" vibe. Visitors are mainly young and newlywed families.

In addition, the project is only 6-7 minutes away from MTR Cheung Sha Wan Station, Sham Shui Po Station and Nam Cheong Station, and enjoys preferential access to MTR Tsuen Wan Line, Tin Ma Line and Tung Chung Line. It is also close to a number of parks and green areas such as Sham Shui Po Park and Swimming Pool, and has a wide range of community recreational facilities nearby.

Indeed, the new downtown has different degrees of attractiveness to users and investors, the project belongs to the old land lease, not subject to the restrictions on the pre-sale of uncompleted flats. 50 groups, all to open the number of phases, reflecting the city project has been popular. Developers prefer to sell slowly, in stages, without price or volume, so the holding capacity is strong.
