Abstract: Kai Tak District, which is the main supply of new properties in the city, will have another new property launched before the end of 2022. The biggest selling point of the project is that it is located in the front row of the runway area, with no buildings blocking the view, and enjoys the sea view along the Victoria Harbour.

The project is a joint venture between two leading domestic housing companies, providing 582 units, including 576 split-level units and 6 large waterfront units.

Due to the advantages of enjoying a line of sea view, the pricing will refer to the same district projects, Kowloon Tong, Kowloon Station, South District properties.

As for the distribution of unit types, the Seung Fu Lane 2 project covers one to four-bedroom units with a practical area ranging from 371 square feet to 2,088 square feet, with additional terrace and top floor features.

As for the waterfront residences, they range from 4,294 sq. ft. to 4,850 sq. ft. The key date is expected to be December 31, 2024. 373 car parking spaces will be provided, with a ratio of approximately 1 to 0.64 residents to car parking spaces.

In terms of transportation, the project is adjacent to the Kai Tak Station of the MTR Tuen Ma Line. The remaining section of the Tuen Ma Line has been opened to traffic, and the Hung Hom to Admiralty section of the Shatin to Central Line will be opened to traffic in mid-2022, making it only 6 stops from Kai Tak Station to Admiralty Station and about 12 minutes from one commercial area to another.

On the other hand, the "Trunk Road 6", which consists of the Central Kowloon Route and the Southeast Kowloon T2 Trunk Road, will connect the east and west parts of Kowloon, and it will only take about 6 minutes to travel from Kai Tak to West Kowloon.

In addition, there are many bus and minibus routes along Mu Hung Street, Shing Kai Road and Wang Tin Plaza next to Kai Ching Estate, so it is not a problem to travel between Hong Kong, Kowloon and the New Territories.

The runway park at the end of the former runway of Kai Tak Airport is a spacious and dense grassy area with a 360-degree view of Victoria Harbour.

In addition, the entire runway area is equipped with a circular running trail.

In addition, the tax building, industrial and trade buildings, children's hospitals, and international sports facilities, including the Kai Tak Sports Park at a cost of about $30 billion, the main arena of up to 50,000 seats, four times the Hung Hom Coliseum, can be used for sports and concerts and other activities, will become the largest sports venue in Hong Kong upon completion.

As for another landmark in the region, the Kai Tak City Center, proposed to build a number of landmark commercial buildings, including twin-tower commercial buildings, including more than 1 million square feet, is expected to open in 2023 Sogo Department Store (SOGO) as a major focus.

In addition, the URA plans to create an underground shopping street, spanning the entire Kai Tak, will become the future of Hong Kong's large-scale underground shopping landmarks. This will make the new development in Kai Tak a high-class residential project.

There will be a supply of 75 million square feet of office space in the district, which is expected to further enhance the overall commercial momentum. This includes the opening of AIRSIDE, a major commercial landmark in Nan Fung, which provides over 30 floors of Grade A office space with 1.2 million square feet of floor space.

In the future, the area around Kai Tak Station will also become a concentration of commercial, restaurant, retail stores and hotels.

In addition, there are tax buildings, industrial and trade buildings, children's hospitals, international sports venues, high-end residential, retail and department stores, hotels and cruise facilities, etc. It is believed that the number of people working in the area will continue to rise, and some of them will consider relocating to live in the area, making the potential of residential sales and rental values worthy of optimism.

As the area south of Prince Edward Road East to the cruise terminal is within the traditional 34-grade school network, the Seung Fu Lane 2 project is also included, making it very attractive to parents.

Popular schools in the network include Unity Church School, Sheng Kung Hui Pastoral Care Primary School, Sheng Kung Hui St. Paul's Primary School, Po Leung Kuk Ho Shou Nam Primary School, Ma Tau Chung Government Primary School, Chan Sui Ki (La Salle) Primary School, St. Rose of Lima School and Heep Yun Secondary School Affiliated Primary School, all of which have exhausted their school places during the discretionary places allocation stage.

For secondary schools, there are 16 BAND1 secondary schools in the district, including Diocesan Boys' College, La Salle College, Maryknoll Convent School, Wah Ying Secondary School and many other traditional schools that need to "compete for the top".
