Abstract: According to the latest data, in September 2023, the number of registered mortgages for subsidized housing in Hong Kong stood at 770, representing a 43.3% decrease from August. This marks the lowest level in the past eight months.

This drop in registrations can be attributed to the completion of a group of new subsidized housing projects, such as Kaisong Yuen and Ching Fu Yuen. Despite the monthly decline, registered mortgages for subsidized housing increased by 7.4% compared to the same period last year.


In terms of market share, Bank of China (Hong Kong) secured the top position in September, with a market share of 39.9%.


According to data from the research department of Centaline Mortgage Broker, the top ten banks in market share for registered mortgages for subsidized housing in September were all at 100%. The rankings for market share remained the same as the previous month.


Bank of China (Hong Kong) registered 307 subsidized housing mortgages in September, maintaining its top position with a market share of 39.9%.


Hang Seng Bank registered 251 mortgages, with a market share of 32.6%, ranking second. HSBC recorded 162 mortgages, achieving a market share of 21% and securing the third position. Standard Chartered Bank registered 13 mortgages, holding a market share of 1.7%, and ranked fourth.

It's worth noting that DBS Bank, Fubon Bank, Public Bank, and Shanghai Commercial Bank improved their market share standings, placing ninth and tenth, each with slightly increased or stabilized market shares at around 0.1%.


As per Centaline Mortgage Broker's data, in the first nine months of 2023, there were a total of 15,551 registered mortgages for subsidized housing, marking a 65.1% increase from the same period last year and setting a new high since 2005.


Specifically, Bank of China (Hong Kong) registered 6,072 mortgages during this period, a 56.7% year-on-year increase, achieving a market-leading market share of 39%.


Hang Seng Bank registered 4,843 mortgages, a 96% year-on-year increase, holding a market share of 31.1%, and ranking second. HSBC registered 3,875 mortgages, marking a 111.3% year-on-year increase, and ranked third with a market share of 24.9%. E.SUN Bank registered 155 mortgages, which was an 8.3% year-on-year decrease but secured the fourth position with a market share of 1%. Standard Chartered Bank recorded 123 mortgages in the first nine months of 2023, reflecting a 71.6% year-on-year decrease, and ranked fifth with a market share of 0.8%.


Major banks are actively vying for market share and continuously innovating their promotional policies and services to meet the housing needs of Hong Kong citizens. This is of great significance for the development of the Hong Kong real estate market and improving the housing standards of the citizens.
