Abstract: On the eve of the resumption of customs clearance between Hong Kong and the Mainland, new property sales have rebounded and developers have taken advantage of the situation to launch additional units.

One Inovale - Cabanna in Fanling North, located near the border and in the "Northern Metro Area", launched an additional 108 units yesterday at a discounted average price of $14,560 per square foot, with a discounted price starting from $3,429,800, and 113 units were put up for sale on Sunday (8).

 

Mr Lam Tat-man, General Manager of Henderson Land's Agency Sales (I) Department, said that ONE INNOVALE - Cabanna sold very well during the Christmas holiday and New Year's Day holiday period, with 45 transactions, the highest among all properties, and a turnover of nearly $200 million.

 

In response to the keen market demand and the imminent resumption of customs clearance between Hong Kong and the Mainland, the project launched an additional 108 units yesterday at an average price of $14,560 per square foot at the original price, with a range of open-plan to three-bedroom units ranging from 231 to 683 square feet.

 

The entry unit is a 231-square-foot, open-plan, 1-storey flat on Block D, Room 22, at a discounted price of $3,429,800.

 

The sale of 113 units will take place on Sunday (8), of which 108 units will be offered for sale on a price list, including 13 units of open-plan, 65 units of one-bedroom with cloakroom, 24 units of two-bedroom and 6 units of three-bedroom. Another 5 units of ground floor garden features were put up for sale by tender.

 

As for other developers, the URA-partnered Mongkok Lee Clear Bay 23, a URA-held project, has also put 23 units on sale, ranging from 283 to 584 square feet, with 1 to 3 bedrooms and en-suite units, priced from $4,973,000 to $9,879,000, at $15,950 to $17,926 per square foot.

 

The units will be available for sale on January 15 and the ballot will close next Thursday (12th), with lots drawn to determine the order of selection.

 

The remaining 25 units are owned by the URA and are located on Levels 3 to 8. The development has been occupied since late January last year.
