Abstract: Under the concept of Northern Metropolis, the Northwest New Territories has become the focus of the property market in recent years. The transformation of the industrial area in Tung Tau, Yuen Long is accelerating, transforming into a new commercial and residential area.

21 Wang Yip Street West, developed by Star Properties, is the latest development to be launched in the area, offering 335 units, fronting Shan Pui River and enjoying the advantages of the Tuen Ma Line.

 

In the past, the Tung Tau Industrial Area in Yuen Long was a traditional industrial area. However, with the impetus of the northern metropolitan area and the Tuen Ma Line, private buildings, Home Ownership Scheme flats, Grade A offices and shopping malls have been completed in the area. Over the past 10 years, five residential projects have been launched in the area, with over 2,300 units built.

 

From 2012 to 2017 alone, four residential projects were completed in the Tung Tau Industrial Area, three of which were private projects. The largest of these is the joint development of K. Wah and Sino Land at 8 Long Ping, which offers 912 units. In the same area, there are also Sun Hung Kai's The Ying Yu and Shang Ho Court, as well as the HA's Home Ownership Scheme project Wang Fu Court.

 

It is the fifth residential project in the Tung Tau Industrial Area, located at 21 Wang Yip Street West, which was formerly an industrial site. The main one-bedroom units account for approximately 42% of the development.

 

The Budget has reduced the ad valorem stamp duty rate for first-time buyers of properties priced below $10.08 million to help the public purchase their own homes, and it is believed that most buyers will benefit directly from Rainy Day.

 

Located on the banks of the Shan Pui River, Rainy Day is surrounded by beautiful surroundings, with the upper floors facing the north-western part of the property offering better views of Nam Sang Wai, the Wetland Park and Mai Po, as well as distant sea views of Shenzhen and Shenzhen Bay (Deep Bay).

 

The clubhouse has a total of over 15,000 square feet of indoor and outdoor space with landscaped grounds, including 8,095 square feet of indoor space, and is fully equipped with a wide range of facilities.

 

The Government is actively developing the Northwest New Territories, making the area increasingly sophisticated in terms of transport facilities.

 

After the rain, the area enjoys the advantage of the Tuen Ma Line, and it only takes about 4 minutes to walk to Exit F of the MTR Long Ping Station.

 

The nearby Long Ping Station (North) Public Transport Interchange provides bus routes from Long Ping Station to Hung Hom Ferry Pier, Kwun Tong Ferry Pier, Causeway Bay and the airport.

 

There are also buses to Lok Ma Chau or Shenzhen Bay Port, and it only takes about 13 minutes to get there by car.

 

Yuen Long has a large residential population and a wide range of amenities. With a total area of 1.1 million square feet, SHKP's YOHO MALL is the largest in the western and northern New Territories.

 

A new shopping mall has been completed in the industrial area of Tung Tau, Yuen Long, and the first Grade A office and shopping mall project in the northern metropolitan area, One North Landmark, is located diagonally across the street from Rainy Day. The new landmark will feature over 550,000 sq. ft. of office and retail space, including a Thai bar and restaurant, and a retro-themed ice house.

 

A commercial building called "Hong Fong", also developed by Star Properties, is a landmark commercial building in Yuen Long.
