Pan Ocean International's 1,000-unit residential project at 1 Hung On Lane, Hung Shui Kiu, is named Wui Du, with the first phase named Wui Du I. Pan Ocean International Group Executive Director Guan Baolin said yesterday that he expects Wui Du I to be approved for pre-sale shortly and will be launched within this quarter.
The development is divided into two phases, with a total of 1,025 units.
The development will comprise 623 units, with standard units ranging from one to three bedrooms, with a usable area of 321 to 522 square feet. 134 units will be one-bedroom units, 348 units will be two-bedroom units and 36 units will be three-bedroom units.
The project is located in the heart of the "Northern Metro Area", with three railway stations, namely Hung Shui Kiu Light Rail Transit Station, Hung Shui Kiu Station of the Tuen Ma Line (expected to commence construction in 2024) and Hong Kong-Shenzhen Western Railway (under construction), as well as major shopping malls, bus stops and minibus stops in the vicinity.
On the other hand, Chinachem Group's Sales Director Helen Fung said that the first round of sales of 90 units at Ho Man Tin Station in collaboration with the MTR was held on Sunday (21) and tickets were closed at 2pm on Saturday, with over 2,000 tickets received by 12 noon yesterday. The other 20 units will be put up for sale next Monday, including 18 three-bedroom units with Harbour View and the first two units with a terrace at Pool View.
Helen Fung pointed out that due to the large number of EAST customers, there will be a priority group, Group A1, for EAST customers who have been ticketed or have purchased flats in Phases IB and IC.
The first round of 90 units include 24 one-bedroom, 44 two-bedroom and 22 three-bedroom units at a discounted price of $7,989,100 to $30,779,000, with a discounted price of $21,948 to $32,800 per square foot and an average discounted price of $26,667 per square foot; all one-bedroom units are discounted at less than $10 million; and the market value of the entire batch of units is over $1.65 billion. She added that 60% of the units at Yu Yi Tian Hai are equipped with the ALEA range of kitchen cabinets from Italian kitchen cabinet brand Poliform, with a total retail value of over $115 million.
