The first-hand market was quiet during the past three days (26-28 May) of the Buddha's Birthday holiday, with only single-digit transactions recorded each day, totalling about 22 transactions over the three days, down 53 or more than 70% week-on-week from the 75 transactions recorded during the same period the previous week (19-21 May).
The uptake of new properties continued, with both of SHKP's (0016) single-block urban developments, which are now in their current state, recording small unit transactions yesterday. Among them, Unit C on Level 3 of KENNEDY 38 in Kennedy Town, with a saleable area of 456 square feet and two partitions, was recently sold for $12,778,500 at $27,365 per square foot. In addition, Unit C on the 12th floor of Prince Central, Prince Edward Road West, with a usable area of 303 sq ft and a one-bedroom partition, was sold for $9,456,200 at $31,209 per square foot.
The sale of 2 units at Leo Place - One Corner in Tai Kok Tsui, including Unit G on 26/F, Block 1, with a saleable area of 255 sq ft, sold for $5,897,100 at $23,126, while Unit H on 26/F, Block 2, with a saleable area of 265 sq ft, sold for $6,329,000 at $23,883. As for the same series of Baker Place - Ying Hui in Hung Hom, 1 unit was sold.
