Abstract: At least four properties were announced for sale in September in the primary market during the week, with two of them announcing their names on Wednesday (30). Two of them announced their names on Wednesday (30th), including Victoria Road in Pokfulam, which is positioned as a luxury residential development with a flat size of more than 1,300 sq ft. The new development in Wong Tai Sin focuses on 1-bedroom and 2-bedroom units, with a tenure of around 20 months.

Chinachem Group's refurbished project at Dolly Road, Pokfulam on Hong Kong Island was officially announced as VICTORIA COAST on Wednesday (30th), with sales scheduled to start in September. The disc has been the existing building, plans to upload the prospectus in early September, tends to adopt a tender form of the whole property for sale, pricing reference to the nearby first-hand residential properties in the Southern District.

 

All the units have sea view and the ratio of residential units to car parking spaces is more than 1 to 1. The property offers 118 units in one staircase with two units, with two-bedroom and three-bedroom units accounting for about half of the total units, and the saleable area ranges from 1,356 to 1,367 sq ft.

 

Wang On Property (01243) redevelopment project at 28 Ming Fung Street, Wong Tai Sin, announced on Wednesday (30) that it will be named Aloe Ming, with a chance to open for sale next month. The disc building height of 23 floors, providing 230 residential units, covering open-plan to two rooms, mainly one-room and two-room households, characteristic households accounted for 20 of them.

 

The project is planning to upload the prospectus next week and is preparing for the demonstration units. Pricing will be based on new developments in the market and projects in the same district, while the project's key date is expected to be 30 April 2025, the company said.

Henderson Land (00012)'s Mongkok Leo Place‧One Corner, uploaded the latest sales arrangement, implementation of the next Thursday (7) onwards, tendering for sale of 10 units with podium featured units, usable area from 184 to 411 square feet, house types ranging from open-plan to two-bedroom, including the 3rd floor M room, which is open-plan with a usable area of 184 square feet, and with a 94 square feet podium. The tender period will end on 30 November, during which tenders will be closed on a daily basis.

 

Sun Hung Kai Properties (00016) under the Southwest Kowloon Tianxi, Wednesday (30) to 60.28 million yuan sold Royal Diamond Seal (Block 21, District 3) of the 78th floor, Room B, a practical area of 1,118 square feet, four rooms with storage room apartments, foot price of about 53,918 yuan. Information shows that the project has sold 7 units this year, attracting more than $640 million.

 

Sino Land (00083) and other 4 major developers co-operation of the South West Kowloon Harbour Road, 3 phases of the project have entered the delivery process, this month so far (30th) cumulative sales of 12 units, including the latest sold at $50 million in Phase II of the 7th floor of Block 1, Room A, for the utility area of 1,536 square feet of the four-bedroom households, feet price of about $32,552.

 

Meanwhile, Unit B on the 28th floor of Block 6, a 2-bedroom flat with a usable area of 490 sq ft, sold for $13,465,400 in mid-month, has not progressed since the signing of the provisional sale and purchase agreement.

 

Tseung Kwan O LOHAS Park Crest III, a joint venture between Sino Land (00083), K. Wah International (00173) and China Merchants Land (00978), was sold for $9.653 million.

(00978) in Tseung Kwan O, sold Flat D on the 18th floor of Block 3B at a price of $9.653 million, with a usable area of 572 sq ft and a two-bedroom flat with a storage room, at a price of about $16,876 per sq ft.

 

Eagle (00041)'s Tai Po Pak Shek Kok Langtao, Wednesday (30th) tendered for the sale of Block 3, 2/F, Flat B, a 3-bedroom flat with a usable area of 1,350 sq ft, sold for $26,123,000, at a price of about $19,350 per sq ft.
