Abstract: There is always a demand for new construction in urban areas. Except for Kai Tak and Tseung Kwan O, the supply of new developments in Kowloon East is not much in other areas, and it is even rare to find a residential project that takes advantage of the mid-levels and integrates the bustle and tranquility.

The Yau Tong community is already quite mature with large shopping malls, gymnasiums, parks and other recreational facilities, and there are many prestigious schools and international schools in the nearby area. It is believed that in addition to this area, it will also attract a lot of young commuters from the core business district.

Recently, a brand new site will be launched in East Yau Tong District, Kowloon.

It is located at 29 Ko Chiu Road. Consisting of two buildings, it offers 634 multi-storey residential units ranging from 246 to 1,601 square feet, with mainly small and medium-sized units, open-plan to 5-bedroom units and other special units.

Of these, 631 sets of standard split-level units, open to three-bedroom, with useable areas ranging from 246 to 730 square feet, are predominantly one-bedroom, two-bathroom units, accounting for nearly 85 percent of the project's household mix.

One-bedroom 285 units, ranging from 305 to 364 square feet of usable area.

Two houses occupy 252 groups, using 466 to 589 square feet.

Three houses occupy 31 groups with 730 square feet of usable area. 63 open groups with 246 to 261 square feet of usable area; and three penthouse feature units with usable area ranging from 714 sq. ft. Formed to 1601 sq. ft. Formed to meet the needs of a variety of families.

An additional 40 residential parking spaces and 6 motorcycle parking spaces are provided. The estimated key date for the project is March 31, 2025. The project has been approved for pre-sale floor plans with an opportunity to sell in November. There will be 4 show flats.

The biggest advantage and selling point of the project is that it is built on a hill and sits on green hills and water.

It is also close to MTR Yutang Station and multi-lane traffic arteries, and near the three core business districts of Hong Kong Island East, Kowloon East and Central.

One stop is already to Hong Kong Island. It takes about 6 minutes to walk from the project to the MTR Yutang Station, perfecting the railroad network and enjoying the advantages of a double-line interchange. One station is directly to Lam Yu Chung and two stations are directly to Kwun Tong. With multiple traffic routes, the project can be built into a city life circle in 15 minutes, with access to the three core business districts of Hong Kong Island East, Kowloon East and Central. Moreover, the project is a new concept of "Start-up Kowloon East".

In the 2022 Policy Address, it is repeatedly mentioned that the project will be launched in Kowloon East and connected to the local area through an automated pedestrian underpass, so as to achieve the concept of "Kowloon East is easy to implement".

The Government has always had the vision of building a second core business district for Hong Kong. In particular, the supply of commercial floor space in Kowloon East has increased by 70% from 1.7 million square meters in 2012 to 2.9 million square meters at present.

Upon completion of the planned developments, including the Kowloon Bay and Kwun Tong action areas, this will further increase to over 4 million square meters, on par with the Central Business District.

The Government is also actively transforming Kowloon East from a traditional industrial area into an attractive core business district by optimizing the pedestrian environment, transforming public spaces and organizing various events.

Through the collaboration of the government, business and the public, it has gathered talents and attracted investments for Hong Kong, while further enhancing the residential value of Kowloon East.

At the same time, the project's proximity to Lei Yue Mun can be considered a rare preservation of the natural coastline with panoramic views of the waterfront. The uniqueness of Lei Yue Mun is that it is an original residential area with a long history in Hong Kong.

The narrow sea mouth makes it a great natural shelter.

Today, it is a seafood lover's paradise. Besides the food, there are many attractions worth visiting. The strong fishing village atmosphere makes Lei Yue Mun a stark contrast to the bustling downtown of Hong Kong. But it is only a few steps away from the MTR Yo-Tang Station.
