Abstract: If you take a look around So Kwun Wat on Castle Peak Road, it is not difficult to find new housing estates everywhere.

 Apart from the Star Ferry, which moved into the same area in 2011, there are at least eight semi-new developments in So Kwun Wat that have been completed in the last five to six years, including Man Ming Shan, OMA OMA, The Carmel, NAPA, Sheung Yuen, Evergrande. Junlun Bay and the newest residential development, the Imperial Court.

 

As for So Kwun Wat OMA by the sea, which was originally scheduled to move in in June, the delivery was postponed to the end of this year.

 

Let's start with the newest So Kwun Wat Imperial Collection, which includes Imperial Park. The Golden Bay, The Royal. Starwood and The Royal. The three phases of OMA by the sea, with a total of over 1,700 units, are still being handed over in batches, with more than 100 rental units already in the market.

 

As there are more than ten types of units in the estate, ranging from open plan, one to four-bedroom units, if we take the least budget, Phase 1 of the Royal Plaza. And the middle of last year began to move in the So Kwun Wat. Junlong Bay, there are still more than 30 rental properties in stock, mainly open-plan and one-bedroom units, most of which have asking rents of $10,000 or less, mainly looking at the inner garden view or mountain view, and the entrance to the rental property is an open-plan unit with a saleable area of 223 square feet, asking rents from $7,500.

 

If you are looking for a one-bedroom apartment, the asking rent starts from $9,000 for a 305-square-foot unit with an asking rent of $29.5 per square foot.

 

As for So Kwun Wat Sheung Yuen, which will be inhabited in 2020, there are also about 40 rental units available, with slightly larger units in terms of square feet than the two aforementioned estates, and more two- and three-bedroom units available for small families, with saleable areas ranging from 450 to 780 square feet.
