Abstract: Centaline Property's Senior Senior Regional Sales Manager in Tsuen Wan, Mr Yu Chun-man, said there were about 40 second-hand transactions in Tsuen Wan this month, an increase of about 14% over the same period last month.

The recent relaxation of anti-epidemic measures and the rise in the stock market have improved the overall market sentiment and encouraged buyers to rejoin the market, resulting in a significant increase in the number of property viewings.

 

 Mr Yu said that the branch had recently facilitated the transaction of a 644-square-foot flat on the upper floors of Block 1 of Lai Shing Garden Phase 1, which is now a two-bedroom flat with a three-bedroom layout in principle.

 

At the beginning of this year, the opening price of $8.4 million, the owner is about to emigrate, repeatedly lowered the asking price, a cumulative reduction of $2.2 million, the latest sold at $6.2 million, the sale price of $9627 per square foot, back to the same price level in 2017.

 

The buyer is a replacement customer, who saw that the decoration of the flat was satisfactory and the price was attractive, and soon considered buying it as a new home.

 

The original owner entered the market in October 2012 for $4.5 million and held the property for 10 years before reselling it at a profit of $1.7 million, representing a 38% appreciation in the value of the unit over the period.

 

According to Mr Yu, two transactions were recorded at Lai Shing Garden this month, with an average saleable feet price of $9,709.
