Abstract: The most important selling point of LP10 is the sea view. There are currently about 120 units for rent in the estate, and 21 rental transactions have been recorded since its occupation.

LP10 has a 270-degree sea view from both sides of the harbour, so even the lower floors can enjoy the best view in Cannes.


Centaline Property's Senior Divisional Sales Director, Tseung Kwan O Metro Station Branch 2, said that all units in the project with 3 bedrooms or above enjoy sea views, and there is also a 2-bedroom unit in Block 2B with a sea view.


However, the actual usable area is 711 to 712 square feet, which is larger than many 3-room units in the area.


According to Mr Ng, the 2-bedroom and 4-bedroom units are now being rented out more quickly, with the 2-bedroom inner garden unit being the "entry point" for the estate.

Flat D on the middle floor of Block 1B, with a saleable area of 485 sq ft and a 2-bedroom flat, is the most affordable unit available for rent at $15,500 with a rent of $32 per sq ft, which is close to the market rate.


For those who prefer a 2-bedroom flat with sea view, the only 2-bedroom flat with sea view in LP10 is Flat B in Block 2B, looking south towards the sea view of Tseung Kwan O Industrial Estate, there is currently a high floor flat for rent in this block with a saleable area of 712 sq ft, but things are more expensive when they are rare.


It is even more expensive than a 3-bedroom unit. At present, a 3-bedroom, 1-bathroom unit with a studio partition, with a saleable area of 770 square feet, facing northwest, with a sea view towards Tseung Kwan O and the Cross Bay Bridge, is available at an asking rent of $25,000 and a rent of $32.5 per square foot.


The front-row units in Blocks 1A and 2A, which face southwest, offer a panoramic view of Heng Fa Chuen and its surroundings. According to Mr Ng, a new transaction was recorded for a 3-bedroom suite with a saleable area of 857 square feet, with a rent of $29.7 per square foot at $25,500.


According to Mr Ng, the 4-bedroom units in the project also have a certain number of customers, as there is a small supply of large 4-bedroom units in Tseung Kwan O, making them popular with large families of "three generations".


The current 4-bedroom property is a 4-bedroom flat on the lower floor of Block 1A with a saleable area of 1,205 square feet and a 4-bedroom partition, with an asking rent of $40,000 and a rent of $33 per square foot.
