Abstract: Hong Kong and the mainland customs clearance is approaching, the economy is back to normal, property prices will rebound this year.

Lee (0406) and the URA's joint development of Mongkok Lee‧Clear Bay 23, yesterday launched a total of 23 units of the No. 4 price list, the average price per square foot discounted only 17,000 yuan, the price per square foot as low as 15,900 yuan.

 

This batch of units is located on the third to eighth floors, which are low-rise units with saleable area of 283 to 584 square feet, providing one-bedroom to three-bedroom partitions. The developer did not provide any discount this time, and the price list price is the discounted price, ranging from 4.973 million to 9.879 million, with the price per square foot of $15,950 to $17,926, and the average price per square foot of the whole price list is $17,069.

 

The entry unit is Room C on the 3rd floor, with a saleable area of 283 square feet, a one-bedroom unit, priced at $4,973,000, at $17,572 per square foot.

 

The most expensive unit is Room B on the 8th floor, with a saleable area of 584 square feet, a three-bedroom unit, priced at $9,879,000 and $16,916 per square foot.

 

Checking the information, the first price list of 50 units was launched in May 21, with an average price of $18,800 per square foot.

 

For the new developments in the same area, seven transactions were recorded in January, with prices ranging from $21,469 to $23,398 per square foot.

 

Another new development in the same area, which is located quite close to 23 Lee Clear Bay, launched its first batch of 50 units last year, with an average price of $20,888 per square foot, starting at $18,448 per square foot, and individual high-rise open-plan units were sold last month at a high price of $28,400 per square foot.

 

In contrast, Lee‧Clear Bay 23 units in this batch are priced as low as $16,000 per square foot, which is up to 44% lower than the recent price of new construction in the same area, so it can be said that the ultra-low price to grab customers.

 

 Lee‧Clear Bay 23 also announced the sales arrangements, scheduled for January 15 (Sunday) sale of the batch of 23 units, 12 closed for registration, each cashier's check 100,000 yuan.

 

A total of 5 units on the 7th floor, including 2 units each with 1 and 2 bedrooms and a 3-bedroom suite, will be available for show flats from 11am to 7pm from January 6 to 12, 2023.

 

According to the information, Lee Ching Wan 23 is a demand-led redevelopment project of the URA, the existing building, the address is 23 Fir Street and 87 Oak Street, Mongkok, a single property provides only 142 units, the partition covers open to three-bedroom, saleable area of 276 to 584 square feet.

 

The clubhouse occupies an area of nearly 2,000 square feet and offers a fitness room and two multi-purpose rooms.
