Abstract: The number of transactions was a 17-month high after 645 in August 2021, and the value was an eight-month high after $2.963 billion in May 2022.

According to Mr Wong Leung-sing, Senior Associate Director of Centaline Property Research, the number of sale and purchase agreements for second-hand HOS flats (including those for the HOS free market and secondary market) in January 2023 was 644, with a total value of $2.830 billion, representing a significant increase of 50.8% and 50.6% respectively over the 427 and $1.879 billion registered in December last year.

 

Reflecting the improvement in the property market during December, and with a new batch of white form buyers entering the market, HOS transactions were boosted. The market sentiment remained buoyant, property prices stopped falling and rebounded, and users accelerated their pace of entry into the market.

 

In terms of value, the largest number of transactions of second-hand HOS flats valued at over $6 million rose in January 2023, with 45 transactions recorded, representing a month-on-month surge of 80.0%.

 

This was followed by sales valued at $4 million or below, with 242 transactions recorded, up 62.4% month-on-month.

 

Sales and purchases valued between $4 million and $5 million and between $5 million and $6 million were recorded in 251 and 106 cases respectively, up 46.8% and 29.3% month-on-month.

 

In January 2023, there were three cases of second-hand HOS flats valued at over $8 million.

 

The highest value was recorded for a flat in Flat A on the upper floors of Block 2 of Beverly Garden in Tai Kok Tsui, with a transaction price of $8.60 million.

 

Flats in Flat G on the lower floors of Block 6 of Beverly Garden in Tai Kok Tsui and Flat A on the lower floors of Block 5 of Kai Tak Garden in Wong Tai Sin were also sold at $8.0 million.

 

The HOS estate with the highest number of transactions in January 2023 was Kai Lok Court in Cheung Sha Wan, with 27 registrations and a total value of $138 million.

 

Yu Chui Court, Sha Tin, was the second most popular HOS estate with 25 registrations and a total value of $140 million.

 

Ping Yan Court, Yuen Long, ranked third with 24 registrations and a total value of $90.446 million.
