Abstract: With the resumption of the regular customs clearance, new luxury residential properties are frequently sold.

The first of four four-bedroom units to be put up for tender yesterday was sold for $164.168 million (including a car parking space) at a price of $49,507 per square foot on the 9th floor of Block 3, with a flat size of 3,316 square feet.

 

On the other hand, The Gramercy at Castle Peak Bay, a subsidiary of Poly Real Estate, sold a 5,210 sq ft house at $166.72 million for $32,000 per square foot.

 

The house comes with a private lift from the basement to the rooftop, 990 sq ft of front and rear gardens, and two car parking spaces.

 

New developments also saw new highs in price, with SHKP's Mid-Levels in Tuen Mun selling a 731-square-foot, three-bedroom apartment on the 32nd floor of Tower 1A with a 379-square-foot podium for $15.48 million, a new high price of $21,176 per square foot for Phase 1 of the project.

 

As for Hong On Land's Larchwood in Mongkok, seven units were sold yesterday.

 

Developers also took the opportunity to accelerate the sale of the last units before the Lunar New Year.

 

Henderson Land's Hung Hom Baker Place - Ying Wai implemented the second round of sales of six units this Friday, comprising three one-bedroom and three two-bedroom units of 278 and 378 square feet respectively, at a discounted price of $5,842,800 to $8,508,600, or about $21,017 to $22,510 per square foot.

 

As for SHKP's Grand YOHO Phase 2 in Yuen Long, 10 units of 524 to 634 square feet, with two to three bedrooms, were put up for sale a day earlier this Thursday at a discounted price of $8,846,400 to $11,520,800, or $16,882 to $18,988 per square foot.

 

On the same day, Cheung Sha Wan Harbourview II, developed by Wheelock, Sino Land and K. Wah, also put up for sale 127 units, including 53 price list units and 74 tender units, for tender on a daily basis until 31 March.
