Kai Tak is known as Hong Kong's second Central District (CBD), which combines leisure and entertainment, sports, hotel and tourism, commercial and residential. Close to Kai Tak Cruise Terminal, one of the largest hanging gardens in Hong Kong, where two world-class cruise ships can berth simultaneously. The runway area surrounded by the sea on three sides, the environment is comfortable and pleasant.


Both sides of the runway will be developed into a waterfront park with the potential to become the largest park in Hong Kong, and the entire runway area will resemble an oasis on Victoria Harbour. Nantong Central, north to Shenzhen - transportation support will become the core competitiveness. It is close to the Kai Tak Public Pier and provides ferry services from North Point Ferry Pier to Kwun Tong Ferry Pier on Saturdays, Sundays and public holidays.


It takes about 3 minutes to drive to Kai Tak Station and connects to various districts of Hong Kong, Kowloon and New Territories via Tuen Ma Line. There are a number of bus and light bus routes along Shing Fung Road near the housing estate to and from Kowloon Tong, Kwun Tong, Kowloon Bay, To Kwa Wan and many other places. In addition, the Central Kowloon Route is expected to open to traffic in 2025, and it is estimated that it is only a 10-minute drive from Kai Tak to West Kowloon, which is quite convenient to travel to and from the Mainland. Even from Kai Tak Station to Admiralty Station is only six stops away, to Tai Wai station transfer to the East Rail Line to Lo Wu only 33 minutes.


Kai Tak is designated as the Second Core Business District (CBD2) of Hong Kong by the Hong Kong Government. The Kai Tak District, together with Kwun Tong and Kowloon Bay Business areas, will provide 5.4 million square metres of office space. At present, tens of billions of Hong Kong dollars have been invested, and it is undoubtedly a key development zone for new real estate of the Hong Kong government in the future. High quality buildings and supporting facilities, business and office are expected to be an important engine for Kai Tak's future development. It is expected to attract more business investment and development, with unlimited potential.


AIRSIDE, a landmark shopping mall in Kai Tak, has also opened with a full range of living facilities. There are about 40 specialty restaurants in the mall, 11 large dining, and a large food court covering about 12,000 square feet. There is also Hong Kong's first large-scale surfing beach located in a shopping mall! City'super and MUJI Muji have also moved in, and German premium home appliance brand Miele has also opened its first Kowloon experience store in AIRSIDE.


Kai Tak Runway District is located in the Primary 34 School network and the Kowloon City District Secondary School Network, and is also one of the traditional school districts in Hong Kong. It is home to a number of prestigious institutions, including Po Leung Kuk Ho Sau Nam Primary School, St. Rose's School, Hei Yan Secondary Affiliated Primary School, Chan Swi Ki (La Salle) Primary School, Yinghua Secondary School, La Salle College and Hong Kong Pui Ching Secondary School.


The first phase of Kai Tak Bay consists of one residential block which is subdivided into three, providing a total of 1,017 units of flats.


Ranging from one to three bedrooms, the usable area of the units ranges from 269-771 feet.

啓德被港府定位爲香港第二核心商業區(CBD2),啓德區連同觀塘及九龍灣商貿區將提供540萬平方米寫字樓面積。目前已投入了數百億港元的資金,無疑是港府未來的新樓盤重點開發區。高質量的建築和配套設施,商業和辦公預計會成爲啓德未來發展的重要引擎。預計會吸引更多的商業投資和發展,潛力無限。

啓德跑道區位于小學34校網和九龍城區的中學校網內,也是香港傳統名校區之壹。擁有多所知名學府,包括保良局何壽南小學、聖羅撒學校、協恩中學附屬小學、陳瑞琪(喇沙)小學、英華中學、喇沙書院和香港培正中學等。


啓德海灣第壹期共建有1棟住宅大廈,並細分爲三座,合共提供1,017夥分層住宅。
