Abstract: The Sky Terrace, a clubhouse on the top floor of The Ritz-Carlton, offers a panoramic view of the Victoria Harbour, providing residents with a prime view of the city and its lifestyle.

The mature development of the Cheung Sha Wan area, coupled with the completion of a number of new developments in recent years, has attracted the attention of many young people. One of these developments, Cheung Sha Wan Rui Feng, is owned by the Din Pui Group. Located at 29 Tonkin Street, it is close to the MTR station and is a ready-to-live-in property. To coincide with the new round of sales, from now until 31 March, buyers of the first three two-bedroom terraced kitchen and three-bedroom units at Rui Feng through Centaline Property will receive a complimentary $18,000 travel voucher for two persons, with a total value of approximately $54,000.

Rui Feng (formerly known as Evergrande, before the name change), formerly owned by China Evergrande and now transferred to its partner, the Ding Pei Group, offers a total of 4 units. The project offers a total of 414 units in the East and West Wings, with a variety of flat types ranging from open-plan to 3-bedroom units, with saleable areas ranging from 203 to 758 square feet.

The main focus of the project is on 2-bedroom units with saleable areas ranging from 378 to 518 sq ft, comprising 229 units and accounting for 55% of the total number of units, followed by 1-bedroom units with 106 units and saleable areas ranging from 258 to 336 sq ft, accounting for 26% of the total number of units. The open plan comprises 35 units with 203 to 244 sq ft of saleable area, accounting for 8% of the total. 28 units of 3 bedrooms with 601 to 758 sq ft of saleable area, accounting for 7% of the total. There are also 16 units with terrace features, ranging from 203 to 758 sq ft in saleable area.

Transportation is a major selling point for Rui Feng, with the nearest MTR Cheung Sha Wan Station exit only about 1 minute away, and Cheung Sha Wan Road opposite the development, with many bus and minibus routes to and from various districts, making it very convenient for external transportation.

The clubhouse, Sky VERTEX, is one of the rare clubhouses in the area, with a total area of over 5,100 square feet and a total of over 10,000 square feet of communal gardens and play areas.

The clubhouse also features a 28-metre long outdoor swimming pool, the AQUA VERTEX pool, which is one of the few in the area. The geometry of the pool's base echoes the stylishness of the project, while the children's pool and Jacuzzi are adjacent to the pool for residents to enjoy swimming. The Sky Terrace, a sky clubhouse on the top floor, offers a panoramic view of the Victoria Harbour, providing residents with a prime view of the city and its lifestyle.

Managing Director of D&P, Mr Chan Yuk-sing, said that since the beginning of last month, Rui Feng has been sold as an existing property, with 47 units sold so far, generating over $470 million in cash.

Centaline Property's Senior Sales Director for West Kowloon, Mr Lam Wai Man, said that Rui Feng's excellent location, close to the MTR station and a large number of shops, attracts both out-of-towners and home exchange customers. From now until 31 March, the first three buyers of a two-bedroom terrace kitchen and a three-bedroom flat in Rui Feng through Centaline Property will receive an $18,000 travel voucher for two people, totalling approximately $54,000.

Two more units were sold over the weekend, including Unit D on 23rd floor of the West Wing, with a saleable area of 238 square feet, which was sold by tender for $5,843,000 at $24,550 per square foot for 120 days.
