Abstract: OMA by the Sea, developed by Wing Tai, is one of a number of new developments that have been launched in recent years in the area from So Kwun Wat to Siu Pek Tsui in Tuen Mun.

Located on Castle Peak Road, the project offers 517 units with open-plan to 4-bedroom flats.


The project was launched in 2020, when it was over 2 years old, and then extended for another 6 months, leaving owners waiting for 2.5 years to take possession of their flats.


The flat has a usable area of 446 sq ft and is 2-bedroom in size. The owner bought the flat for his retired parents to live in and only brought his children to the estate on weekends.


The long living room has a square opening and is connected to a 22 sq. ft. terrace with a concealed door instead of a sliding door.


According to building surveyor Mr. Chung, if you want to dry your clothes on the terrace, you have to retract the drying rack before you can close the door, which is slightly more inconvenient than the sliding door.

The windows of the two bedrooms are only half the height of the wall, and no glass curtain wall is used, which makes it easier to place furniture against the wall.


In terms of quality of decoration, the overall score of the flat is 86, and the craftsmanship of the stone, doors and paving is not bad.


However, the air conditioner in the master bedroom had many problems.


Donald, another inspector from Mr. Chung's team, pointed out that the top cover of the air conditioner was dented, so when it rained on the day of the inspection, water would accumulate, attracting mosquitoes and insects, so he suggested replacing it.


In addition, the U-shaped drainage pipe underneath the air conditioner is also prone to drainage, and it is recommended that the pipe be reattached at an angle or raised.


There are no major shopping centres in the vicinity of OMA by the Sea and the nearest place to shop is the Gold Coast.


If residents wish to have more options, they can take public transport to Tuen Mun city centre from the bus stop opposite the development.


The project currently has around 11 units for rent, similar in size to the current offering but at different intervals, with asking rents ranging from $11,000 to $14,000.
