Abstract: The property market in Hong Kong is undergoing adjustments, particularly in the new development sector, where developers are adopting price reduction strategies to attract homebuyers. Among them, New World Development's PARK YOHO Napoli project in Yuen Long has garnered attention, and the project recently released a new price list, sparking widespread interest.

The newly released price list by New World Development covers 74 units, and the prices have been reduced by over 20% compared to the previous batch launched three years ago. After maximum discounts, the average actual selling price is HKD 13,755 per square foot, a noticeable decrease from the past. Additionally, New World Development is providing stamp duty concessions and various rebate plans to lower the entry threshold for homebuyers.


The new units range in size from 460 to 1,012 square feet, with an average price per square foot of HKD 15,812 before considering discounts and other incentives. Compared to the previous batch launched in March 2021, the average price per square foot has decreased from HKD 21,321 to HKD 15,812, representing a reduction of 25.8%. Taking into account a 13% cash discount and other incentives, the discounted average price per square foot is even lower at HKD 13,755.


Notably, the cheapest unit in this price list is unit B on the 2nd floor of Block 21B, with an area of 487 square feet, transacting at HKD 6.3474 million, approximately HKD 13,034 per square foot. The price list also includes two top-floor units with a terrace, each exceeding 1,000 square feet.

Raymond Lee, Deputy General Manager of New World Development, stated that the pricing for this round considered market conditions and the different types of units and incentives available to homebuyers, making a direct comparison with prices from three years ago challenging.


To further attract homebuyers, New World Development has introduced a series of incentive plans, including a stamp duty giveaway plan, owner's cash rebate, first-time homebuyer rebate, and the "Super Life 2024 Rebate Plan," along with flexible mortgage options.


Since its initial sale in 2018, the average actual selling price of PARK YOHO Napoli has dropped from HKD 15,211 per square foot to HKD 13,755, representing a reduction of 9.6%. Considering all rebates and other incentives, the overall reduction exceeds 15%.


PARK YOHO Napoli is a large-scale residential project launched by New World Development in Kam Tin, planned for six phases of development, providing around 3,000 units. Since its completion and occupancy in October 2019, the project has sold over 520 units, generating over HKD 5.1 billion in sales.
