Abstract: A number of plans for commercial and industrial properties were approved by the Buildings Department.

A total of 23 building plans were approved in January, including 10 in Kowloon, 9 in the New Territories and 4 on Hong Kong Island. The applications included 15 for commercial and residential uses, five for commercial developments, two for factories and industries, and one for a community services development. One of the more notable applications is from a company owned by the Wong family, which is applying to build 11 blocks of flatted residential units on the Tuen Mun Gold Coast, with a floor area of 393,000 square feet, possibly as an extension to Gold Coast Phase 2.

According to the Buildings Department, the latest application for the development of 11 blocks of six to 18-storey flatted houses at Site 3A in Area 57, So Kwun Wat, Tuen Mun, the location of the Gold Coast, has been approved by Golden Organise Ltd, a company owned by the Sino Land Wong family.

The project also includes four blocks of 1 to 2-storey residential open space facilities with a total floor area of approximately 393,000 square feet.

Separately, the residential site at the junction of Lau Yip Street and Chung Yip Road in Yuen Long, which was awarded to the Cheung Kong Group in 2021, has been approved for the development of 112 two-storey townhouses and a three-storey building for residential open space facilities.

Meanwhile, Sun Hung Kai Properties and Kerry Properties have been awarded sites at the Run Fat Warehouse and Kerry Properties Warehouse in Cheung Sha Wan, which will be redeveloped into a 35-storey flatted residential block with three plinths and a two-storey basement, with a residential floor area of 432,000 square feet and a further 32,000 square feet of non-residential floor area, which is expected to provide for future land premium.

Wheelock Properties' bid for the MTR Wong Chuk Hang Station Phase 6 project was approved for 12 blocks of 31-storey split-level residential blocks with a 3-level podium, with a total floor area of about 504,000 sq ft. Other approved cases include the Housing Society's Site R2-4 at Anderson Road, Kwun Tong, and the To Kwa Wan Road site in Ma Tau Kok.

A number of plans for commercial buildings and industrial properties were approved by the Buildings Department. AIA Hong Kong Building, 734 King's Road, North Point, was approved for the redevelopment of a 25-storey commercial building with a four-storey car park, providing a total floor area of about 300,000 square feet. The Golden Sunrise Group's South China Cold Storage Building, 13-17 Wah Sing Street, Kwai Chung, was also approved for the construction of a 23-storey industrial building with two podium levels and basement, involving a total gross floor space of approximately 218,000 square feet.
