Abstract: Situated near Shek Kip Mei Estate, Belgravia Place stands out as a prominent 28-story residential development divided into two phases. The project enjoys a convenient location close to the Shek Kip Mei Market, with easy access to both Shek Kip Mei and Sham Shui Po MTR stations, reachable within approximately 4 to 7 minutes on foot. However, it's worth noting that there is a lack of shading along the route, especially on the way to the Shek Kip Mei station.

The first phase of Belgravia Place features an "L" shaped structure divided into wings A and B, offering over 700 units in total. The project emphasizes small unit sizes, ranging from studios to four-bedroom suites. Studios typically measure below 200 square feet, while one-bedroom units range between 264 and 270 square feet, with some of the 300+ square feet two-bedroom units featuring walk-in closets. Three-bedroom units are relatively compact, at just over 400 square feet. Additionally, the project includes some special units with balconies or rooftops, with top-floor units featuring cocklofts, though these special units are limited in number.


Notably, Belgravia Place falls under the category of old lease properties and is not subject to restrictions imposed by the presale consent agreement, allowing units to be sold at any time. Henderson Land opted to launch sales swiftly before the Budget, possibly in anticipation of new policies. The first round of sales included 138 units, marking the first new property launch of the Year of the Dragon. The initial unit prices averaged approximately HKD 15,902 per square foot, with an entry fee of nearly HKD 3.17 million. Compared to similar developments, the pricing is relatively attractive.

In contrast to nearby developments like Sycamore, Belgravia Place boasts lower pricing, indicating a more enticing pricing strategy adopted by the developer. Among the 138 units released for sale on Sundays, those priced below HKD 4 million mainly consist of studios and one-bedroom layouts. Two-bedroom units comprise the majority, ranging from approximately HKD 5.16 million to HKD 6.09 million, while three-bedroom units start at HKD 6.3 million. Despite reduced monthly payments for buyers in the current high-interest environment, financial pressures still warrant attention.


Belgravia Place's sales strategy and pricing positioning reflect the developer's confidence in market trends, aiming to unlock market potential by offering competitive pricing. The project's show units showcase meticulous spatial design, providing residents with a comfortable and practical living environment.
