Midtown South, a large-scale redevelopment project by Henderson Land Development in Hung Hom, Hong Kong, unveiled its latest phase, THE HADDON, today with the opening of its show flat and the release of a sales brochure. Pricing is set to commence within the week.
Midtown South is one of the largest redevelopment projects undertaken by Henderson Land in Hung Hom in recent years, with the first three phases already launched and sold. The latest phase, THE HADDON, will feature 450 units, including 1 to 3-bedroom layouts, with a focus on 1-bedroom and 2-bedroom units. Compared to the previous three phases, THE HADDON sees a significant increase in the number of units, rising from 278 to 324 to 450 units.
Following the launch of the first three phases, the developer had indicated plans to adjust the unit sizes for future phases and increase the proportion of larger units. Notably, THE HADDON marks the first phase without offering any open-plan units, with details to be confirmed following the release of the sales brochure.

The entire Midtown South redevelopment project comprises 9 residential towers with a total of 2,440 units. The first three phases have already sold over 630 units, totaling close to HK$4 billion. The previous phase, BAKER CIRCLE.GREENWICH, was launched in August last year, making it less than a year between launches for Henderson Land.
THE HADDON, located at 1 Whampoa Street, is the fourth phase of the large-scale redevelopment project in Hung Hom. According to the developer, the first batch of units will account for approximately 20% of the total, expected to be no fewer than 90 units.
Pricing for this phase is expected to reference the previous three launches. For instance, BAKER CIRCLE.DOVER, launched in June 2022, had an actual average price per square foot of HK$23,888 for its initial batch; BAKER CIRCLE.EUSTON, launched in November the same year, had an actual average price per square foot of approximately HK$21,238 for its initial batch; and BAKER CIRCLE.GREENWICH, launched in July last year, had an actual average price per square foot of HK$18,928 for its initial batch. THE HADDON is expected to be completed by the end of September 2025, with a construction period of approximately 16 months.
