Sun Hung Kai Properties' (00016) University Hill (Phase 2A) in Pak Shek Kok, Tai Po, announced on Tuesday (25) that the first round of sale of 160 units will take place on Saturday (29). SHKP Deputy Managing Director Mr Lui said 150 units will be put up for sale by public tender and 10 units by tender. The showroom has been well attended, with over 6,000 tickets received so far.
According to SHKP's Acting General Manager, Mr. Hu Zhiyuan, the public sale units range from one-bedroom to three-bedroom apartments at discounted prices from $4,372,400 to $11,058,300 and discounted square footage from $13,357 to $19,321. The market value of the public sale units is over $1.18 billion based on pricing.
The first sales arrangement for Kai Tak Skyrail, a joint venture between six major developers including Henderson Land (00012), China Overseas Land Development (00688) and Chinachem Group, was announced on Tuesday (25), with the first batch of 116 units to be put up for sale by tender from next Friday, 5 February. Henderson Property Agency Director and General Manager of Sales (II) Mr. Hon Ka Fai said that the first batch of units are all standard units at the waterfront, including 36 three-bedroom units and 80 four-bedroom units, with saleable areas ranging from 1,002 to 1,428 square feet.
According to the sales arrangement, the first batch of units are located in Blocks 1, 2, 3 and 8. The tender period will run from May 5 to June 6, with tenders invited from 12:00 noon and closed at 5:00pm daily.
According to VMS partner Ma Xuan Yi, 67 units have been sold since the resumption of sales in early February this year, of which over 50% are two-bedroom units, involving a total transaction amount of over $700 million and an average selling price of over $23,000 per square foot.
According to VMS Managing Director Chan Yuk Shing, the project is currently scheduled to launch its signature units in May, and the price of the units is expected to reach a new high. The property, in conjunction with Midland Realty, is offering gift vouchers for electrical appliances to buyers who purchase a unit within a specified period of time.
On Tuesday (25), Henderson Land's West Mid-Levels Grand Gateway sold a 4-bedroom apartment A on the 17th floor with 1,735 sq ft of usable area and storage space through a tender exercise for $60 million, at a price of about $34,582 per square foot. According to the information, the buyer used a 180-day cash payment plan to enter the market.
The property, jointly developed by China Resources Land (Overseas) and Poly Land Group (00119), is located in the runway area of Kai Tak River King, and was sold through tender on Tuesday (25) for $42,060,800 at a price of about $35,494 per square foot. The developer said the development has sold a total of 85 units since the opening of the sale, cashing in over $4.2 billion.
Henderson Land (00012)'s ONE INNOVALE Phase 3, ONE INNOVALE-Cabanna in Fanling North, sold three units in a row on Tuesday (25), with transaction prices ranging from $3,611,400 to $9,645,000, involving a total amount of $21,456,400. Among them, a 9-room feature flat on the ground floor of Block E, with a usable area of 405 sq ft and two rooms separated by a 277 sq ft garden, was sold for $8.2 million, at a price of about $20,247 per square foot.
