The overall first-hand market recorded some 19 new property transactions on Wednesday (3), with the largest being a four-bedroom flat in a luxury residential project in South West Kowloon, which sold for $84.89 million.
Sun Hung Kai Properties (00016) announced the sale of 6 units of University Hill (Phase 2A) in Pak Shek Kok, Tai Po, by tender on Wednesday (3), involving a total amount of over $53 million.
According to SHKP's Acting General Manager, Mr Hu Zhiyuan, the units ranged from one-bedroom to three-bedroom units and were sold at prices ranging from $5.22 million to approximately $11.712 million, with square footage ranging from $19,121 to $21,904.
The highest priced unit was Unit B3 on Level 1, Block 2, The Landmark, with a saleable area of 556 sq ft, a 3-bedroom flat with a dressing room and a 146 sq ft garden, sold at $21,065 per square foot.
Developed by 6 major developers including Henderson Land (00012), China Overseas Land Development (00688) and Chinachem Group, Kai Tak Skyrail continues to be actively soft-sold.
Henderson Property Agency Director and General Manager of Sales (2) Mr Hon Ka-fai said on Wednesday (3) that local customers accounted for about 60% of the enquiries received so far, while Mainland customers accounted for about 40%.
He added that the distribution of local enquiries was about 50% from Kowloon, 30% from Hong Kong Island and the rest from the New Territories.
Sun Hung Kai Properties (00016)'s South West Kowloon Sky Seal, sold Unit D on the 72nd floor of the Sky Diamond Seal for $84,894,400 on Wednesday (3), with a saleable area of 1,422 square feet, a four-bedroom apartment with storage space, at a price of about $59,701 per square foot. According to the information, the buyer used a 90-day payment plan to enter the market.
Unit C, 17/F, Block 5B, with a saleable area of 465 sq ft and 2 bedrooms, was sold for $13,427,900 at a price of approximately $28,877 per square foot in The Opposite House, Phase 1C, Ho Man Tin Station, developed by Chinachem Group.
Lemon International (03688) and other partners of 128 WATERLOO in Ho Man Tin, sold Unit D on 15th floor with a usable area of 842 sq ft, a 3-bedroom suite with a storage room partition, for $33,000 on Wednesday (3) through tender. It is reported that the buyer bought the above unit because he liked the location and facilities of the project. The development offers 110 units and has sold 55 units since its launch in October 2020, with a total of over $1.2 billion from the sale of car parking spaces.
Long Tao in Pak Shek Kok, Tai Po, which is owned by Eagle (00041), sold a flat with a garden for $28,888,000 on Wednesday (3) through tender. It is a flat on the ground floor of Block 7A, Room A, with a usable area of 1,343 sq ft, a three-bedroom flat with storage space and a 478 sq ft garden, at a price of about $21,510 per square foot.
Sun Hung Kai Properties (00016) has sold the latest featured flat on the top floor of Unit B, 17/F, Block 8A, a 3-bedroom apartment with a usable area of 685 sq ft and built-in staircase leading to a 571 sq ft rooftop, for $12,720,000 at a price of about $18,569 per square foot.
Kowloon Development (00034)'s Hoi Yin Estate, Tseung Kwan O, uploaded its sales arrangement on Wednesday (3) and will put 4 units of 203 sq ft open-plan units on sale from Sunday (7) at a discounted price starting from about $4,530,900.
Prince Central in Homantin, a subsidiary of Sun Hung Kai Properties (00016), sold its latest 1-bedroom flat on the 11th floor, Unit C, for $9,242,000 at a price of approximately $30,502 per square foot, based on a saleable area of 303 square feet.
KENNEDY 38, a joint venture between Sun Hung Kai Properties (00016) and Henderson Land (00012), sold a one-bedroom flat on 25/F, Unit G, with a saleable area of 292 sq ft for $8,653,300 on Wednesday (3) at a price of about $29,641 per square foot. The property was put up for sale on the same day and 4 one-bedroom units will be put up for sale on Sunday (7).
