Nim Shue Wan coastal site, last year, applied to the Town Planning Board for the construction of 54 large residential clusters, can be built on a total floor area of 839,000 square feet, including 41 low-density residential clusters of 2-storey to 6-storey high, and 13 6-storey and 18-storey high mixed-use buildings, providing a total of 858 units. With the Planning Department's latest no-objection-in-principle approval, the project is expected to be given the green light by the TPB at its meeting on Friday.
According to the TPB document, the project is located in Areas 10b and 22 (part) of Discovery Bay, and the remaining part of Lot 385 (part) of DD 352 and part of the extension, i.e. the coastal and adjoining area south of the Kaito Ferry Pier and Asarine Peak of Discovery Bay, is rezoned from "Other Specified Uses" (OU) with "Vessel Moorings", "Other Specified Uses" (OU) with "Facilities", "Residential Development", and "Other Specified Uses" (OU) with "Service Areas". Residential Development", "Other Specified Uses" zoned "Sports and Recreation Club (4)" B, "Residential (Group C) 13", "Residential (Group C) 14" and "Residential (Group C) 15".
The site area of the above projects is about 844,800 square feet, including about 169,000 square feet of approved reclamation to be incorporated within the application sites. The residential portion involves a total buildable floor area of about 658,800 square feet and another 180,800 square feet of non-residential floor area, making a total floor area of about 839,600 square feet for the entire project.
The project is subdivided into 3 zones for development, including Zone 4a, Zone 10b and Zone 22 (part), with the largest scale of development in Zone 10b, which is currently used as a bus berth, etc., with a site area of approximately 451,900 sq.ft. and developed at a plot ratio of 1.6 times to build 34 blocks of 2-storey houses, 11 blocks of 6-storey buildings and 5 blocks of 16-18-storey flatted buildings, which will provide a total of 786 flats, with an average area of approximately 764 sq.ft. With an average floor area of about 764 square feet, the residential portion of the development involves a total buildable floor area of about 610,300 square feet and another 121,600 square feet of non-residential floor area.
As for Area 4a, which is currently a horticultural nursery with a site area of about 76,600 square feet, it is developed with a plot ratio of 0.6, and four blocks of five-storey low-density residential buildings will be constructed to provide a total of 72 units, with an average area of about 667 square feet, and a total permissible gross floor area of about 48,400 square feet. Last but not least is Area B of Zone 22, with a site area of about 230,500 square feet, where 5-storey non-residential buildings will be constructed with a total gross floor area of about 59,200 square feet. In addition, a service pier, helipad and roads will also be provided.
