Amid the ongoing buoyancy of the Hong Kong property market, the collaborative project between MTR and Sun Hung Kai Properties, “The YOHO Hub II,” is set to launch above the Yuen Long Station. Released floor plans reveal 939 residential units varying from single to four-bedroom layouts, beginning at 336 square feet. Sales prices are anticipated to be announced within the week, along with the opening of a show unit for media preview.
Han-Lin Chen, Deputy Managing Director at Sun Hung Kai Properties, explained that the residential units of "The YOHO Hub II" are distributed across two towers (Towers 6 and 8), which will become the tallest buildings in the YOHO series, reaching up to 169.5 meters. Each standard floor is equipped with five elevators and houses between 9 and 10 residential units. Additionally, the base of the buildings is planned to include commercial facilities and a pedestrian bridge that provides direct access to the MTR Yuen Long Station, conveniently connecting to the transportation hub.
This project focuses on three-bedroom units, with 469 units ranging from 520 to 905 square feet, approximately half of the project's total offering. It also provides 94 single-bedroom units and 375 two-bedroom units, while the sole four-bedroom unit will be available through bidding. Chen emphasized that at least 20% of the units would be launched in the first batch, excluding the four-bedroom types.

Simultaneously, another development project in Tsim Sha Tsui, "Ko Lin," also opened a show unit for the first time yesterday and started sales today. Kei-Fai Ho, Executive Director at Capital Strategy Real Estate, stated that the project offers 259 residential units, about 53% of which are two-bedroom types, with sales officially expected to begin in early May.
"Ko Lin" is located at 350 Nathan Road, previously the site of the Novotel Hotel Kowloon. The project includes not only residential units but also a complex with 9 floors of commercial space, totaling approximately 126,000 square feet divided into office and retail areas. This mixed-use design brings new commercial and residential opportunities to the area.
Residential units at the "Ko Lin" project range from 232 to 1589 square feet, with 64 one-bedroom units between 269 and 278 square feet; 137 two-bedroom units between 374 and 423 square feet; and 43 three-bedroom units between 545 and 707 square feet. Additionally, there are 15 unique units ranging from 232 to 1589 square feet.
Notably, the smallest units are located on the 12th floor of Towers A2 and A1, with an area of 232 square feet each, featuring a single-bedroom layout and a 170 square foot terrace. The largest unit is situated in Tower A1 on the 31st floor, spanning 1589 square feet, equipped with a 70 square foot balcony, a 16 square foot work platform, and a 606 square foot terrace, designed as a four-bedroom suite.
Developers of these projects are optimistic about their market prospects and plan to conduct roadshows in cities like Shenzhen to attract more mainland buyers. The launch of these new development projects is expected to further enrich the residential markets of Yuen Long and Tsim Sha Tsui, providing more options for potential buyers seeking high-quality housing.
