Abstract: Henderson Property has unveiled THE HADDON, a new project in Hung Hom, Hong Kong, kicking off the June new project campaign. Over 30% of the initial 92 units are priced at less than HK$5 million, attracting attention from investors.

Yesterday, Henderson Property launched THE HADDON in Hung Hom, marking the beginning of the June new project campaign. Among the first batch of 92 units, over 30% are priced at less than HK$5 million, a pricing strategy that has caught the eye of investors. The discounted price is approximately HK$4.812 million, with corresponding per square foot prices ranging from HK$18,368 to HK$20,615, similar to prices of the same series project a year ago.


The initial batch includes 72 one-bedroom units, 15 two-bedroom units, and 5 three-bedroom units, with usable area ranging from 262 to 430 square feet. Prices range from HK$5.347 million to HK$9.474 million, with per square foot prices between HK$20,408 and HK$22,905. It is worth mentioning that some of the eight one-bedroom units in the initial batch have even larger usable areas than the two-bedroom units.

THE HADDON offers a variety of payment options, including 7 choices with discounts ranging from 2% to 10% off the list price. Buyers who choose the option of immediate payment within 100 days can enjoy a discount of up to 10%. Additionally, approximately 31 units in the initial batch are priced at less than HK$5 million, accounting for 34% of the first price list. For buyers who opt for one of the four construction period payment plans and make early payments, the developer will offer cash rebates ranging from 1.25% to 5% of the list price. For example, after enjoying a 4% discount on a one-bedroom unit, coupled with a 5% list price rebate, the rebate amount can exceed HK$250,000.


This project is the fifth phase of THE HADDON series, with previous projects including BAKER CIRCLE·GREENWICH, among others. Compared to the previous phase, the pricing of THE HADDON is more in line with the market, reflecting similarities in pricing with the same series project from a year ago.


Lin Damin stated that the initial pricing of THE HADDON is slightly lower to attract market attention. However, there is still some distance between the current pricing and the ideal price. Show units will be open to the public starting today (May 31), with ticket collection commencing this Saturday (June 1), and sales arrangements expected to be announced next week. He predicts that as the property market gradually heats up, coupled with the possibility of interest rate cuts next year, the pace of property sales will accelerate, and property prices will gradually rise.
