The two new developments, NOVO LAND Phase 2B in Tuen Mun under SHKP and KOKO ROSSO in Lam Tin under Wheelock Properties, are scheduled to open for sale next week, with the smallest unit size starting from 268 square feet.
Mr Wong Kwong-yiu, Managing Director of Wheelock Properties, said the property market has been improving since the full resumption of customs clearance, and KOKO ROSSO in Lam Tin uploaded its sales brochure yesterday.
He pointed out that since the property was named last week, it has attracted many enquiries from young people from Hong Kong Island East, Kowloon East and New Territories East, as well as Mainlanders who are already in Hong Kong or planning to come to Hong Kong for work or study, accounting for about 10% of enquiries.
He believes that the launch of new properties in the New Territories during the same period will make the first-hand market blossom and drive the market atmosphere.
He said that the sale of Cheung Sha Wan Oi Hoi Son at a discounted price would not affect the opening price strategy of the property, but he would discuss with banks to provide new mortgage arrangements.
Mr Yeung, General Manager (Business Development) of Wheelock Properties, pointed out that KOKO ROSSO consists of two blocks of residential properties, namely Blocks 6 and 7, with a total of 392 units, featuring one-bedroom with open kitchen, two-bedroom with open kitchen and two-bedroom with terrace kitchen design, with a usable area of 300 to 497 square feet, and terrace, skyline and decorated units with a usable area of 268 to 988 square feet. The two Sky units are three-bedroom units.
Half of the units in the development have harbour views and clubhouse facilities such as a banquet hall.
The smallest unit in the development is Unit J on Level 2, Block 6, with a usable area of 268 sq ft, a one-bedroom unit with a 119 sq ft podium; the largest unit is Unit C on Level 25, Block 7, a 3-bedroom unit with an en-suite bathroom and a 857 sq ft podium.
According to Mr Lui, Deputy Managing Director of SHKP, everything is in place for the launch of Phase 2B of NOVO LAND in Tuen Mun. The sales brochure, show flats and prices will be released next week and the sale will commence at the end of the month at the earliest.
The project not only has the advantage of being close to the Tuen Ma Line, but will also be served by a cross-boundary bus to and from the Shenzhen Bay Port upon occupation. According to field tests, the journey time is only 15 minutes and 18 seconds.
The project offers 729 units, with one-bedroom and two-bedroom units accounting for nearly 90% of the units, while the remaining units are three-bedroom and four-bedroom units.
He pointed out that after the resumption of full customs clearance between Hong Kong and the Mainland, the economy has been improving and the transactions of first and second-hand properties have rebounded, while luxury properties have also improved and the prices of second-hand properties have rebounded.
