Abstract: The reduction in Buyer's Stamp Duty in the new Budget has directly benefited new properties with a price tag of less than $10 million that have recently been launched.

The latest (27th) price list for the new development in Sham Shui Po, which is exclusively distributed by Centaline Property and developed by Carina Property and Grandtec Holdings of Carina (126), is No. 2, with a total discounted price of $6 million.

 

The price list includes 12 units with saleable areas ranging from 212 to 289 square feet, including 6 open-plan units and 6 one-bedroom units, priced from $3,918,000 to $5,923,000 per square foot and ranging from $18,481 to $20,929 per square foot.

 

Based on the maximum 6% discount, the discounted prices range from $3,682,900 to $5,567,600 and $17,372 to $19,674 per square foot, while the average discounted price per square foot for the entire price list is $18,661.

 

The Budget proposes to reduce the stamp duty for first-time home buyers to help them get on board.

 

For example, the stamp duty on the flat with a saleable area of 212 square feet and open partitions will be reduced from $83,000 to $55,000, representing a saving of 33%.

 

The developer also announced that the second round of sales of the 15 units will commence this Friday (March 3).

 

Located at 225 Hoi Tan Street, the single block development offers 115 units.

 

Three units were sold last month, including Unit D on the 19th floor with a saleable area of 283 square feet and a one-bedroom partition, which was sold yesterday for $5,998,000 at a record price of $21,194 per square foot.
